VVA, NY Law School & Project Team Celebrate Steel "Topping Out"

VVA Project Managers & Consultants, and NYLS faculty, staff and project team members celebrated the "topping out" of steel on the law school's new 235,000 sq. ft. classroom, library and event facility located at West Broadway and Leonard Street in downtown Manhattan. This noteworthy event, held on Monday, August 11th, was commemorated with a special steel beam signed by the participants of the occasion before being hoisted into place with an American flag.

This celebration marks an exciting milestone for both the project team and for the New York Law School as the new facility nears completion. Curt Epstein, VVA Senior Associate and on site Project Manager for NY Law School commented, "Considering the challenges in doing top down construction, we bottomed out and subsequently topped out within two weeks of each other." The project required the construction of a complex perimeter slurry wall and basement bathtub in order to achieve four floors of programmed spaced underground and five floors above ground. Construction is expected to be complete in January 2009 with NY Law School taking occupancy shortly thereafter.

Kim Sampson, VVA Associate and one of the key Project Managers for the project added, " 'Topping out' was a uniquely exciting milestone for the NYLS project. The long months of construction, until now, have been contained under the ground with limited visibility to the general public. Now that the steel structure is completed above grade, the community is catching the first glimpse of the building's skeleton that is truly one of a kind."

3rd Annual HELP USA Friends of NY Real Estate Toy Drive Increases Holiday Toy Donation for Kids in Need

For the consecutive year, VVA Project Mangers & Consultants and Titlevest co-organized and sponsored the HELP USA Friends of NY Real Estate Toy Drive, held at the Knoll Showroom on Thursday, Nov. 20th. Last year's event was a huge success due to the outpouring of sponsors, toy donations and volunteers from the real estate industry. "This year's goal was to grow the event even bigger, with an emphasis on raising more toy donations for the children of HELP USA- we definitely surpassed this goal," commented Ray Arnold of VVA. "Despite the current economic situation, the event was a huge success. We raised more sponsor proceeds then last year and had a record number of toy donations. We know that there are an increased number of homeless families and children this year so we are glad to know that more kids will have toys this holiday season thanks to the toy drive."

All toy donations go to the children who live in HELP USA's long-term housing complexes. HELP is a national not-for-profit organization with a mission to empower the homeless and others in need to become and remain self-reliant. Miles of Smiles - VVA Helps the Kids Of Project Sunshine During Annual Run/Walk Event

For the 4th year in a row VVA's walking team participated in Project Sunshine's Walk/Run event, raising spirits - and donations - for the nonprofit organization. This year's event - the "5K" - , for the 5th year of Project Sunshine's event as well as the length of the Run/Walk, took place on Sunday, September 21st in Riverside Park, Manhattan. The event was welcomed by beautiful weather and a great turnout of participants. Leading the VVA team were Sarah Currie and Kim Sampson from VVA, as well as friends and associates of the firm.

"This year's Run/Walk raised over $53,000 in donations, a record breaker from all Project Sunshine's previous Walkathons," commented Ms. Currie, who is also a Project Sunshine committee member. "It's great to see so many people coming back to participate from previous years. The positive feeling you get from the event and from seeing the smiling faces of all the kids is contagious!" This year the VVA team not only surpassed its financial goals by raising over $1,200, but also had more team members than expected.

The Project Sunshine Run/Walk is one of the organization's key fundraising and promotional events of the year; all proceeds fund Project Sunshine's programs in the U.S., Puerto Rico, Canada, China, Israel and Kenya. Project Sunshine is a nonprofit organization, providing free social, educational and recreational programs to children who face medical challenges, and their families. 2008 has been an exciting year for VVA. 

We opened a DC office and added a partner to our leadership team in Patrick Marinaro, who heads up our DC office. With the DC office we are now able to provide Project Management Services to our existing clients as well as new clients in the market including Wilson Sonsini and Latham & Watkins. The Mid-Atlantic region is home to some of the top organizations in the country and we look forward to a growing VVA presence in this area.

In spite of the current economic crisis, we remain positive as we have seen growth in several of our core markets, including education and health care. To that end and in order to better service our clients, we have hired five (5) new associates this year, who are featured in this newsletter.

As a woman in the real estate industry, and a Partner at VVA, I am proud to say that almost half of our firm is comprised of woman, seven of them being Associate and Senior Associate project managers with backgrounds in engineering, architecture and/or construction. We greatly value the achievements of women in this industry and continue to support organizations like WX (Women Executives in Real Estate), a group I am actively involved with, and NEW (Non traditional Employment for Women).

  • VVA OPENS DC OFFICE

In June 2008 VVA announced the opening of a Washington, DC office. After managing many projects over the years in DC, the firm will have the ability to be more proactive and better service clients in the market.

Patrick Marinaro, former Director of Project Management for CBRE's Mid-Atlantic region, is heading up VVA's new office. Mr. Marinaro has worked with many prominent corporations and law firms in his greater than 25-year career, including Advisory Board, Steptoe & Johnson and Wilson Sonsini Goodrich & Rosati, to name a few. Before joining CBRE, he was Vice President of Project Management for Karchem Properties, where he oversaw more than 2 million square feet of phased renovation, expansion and new office build-outs. He was also previously a Partner of Studios Architecture.

"With Patrick's background as a leading Project Management figure in Washington, DC, having completed in excess of 6 million square feet of projects, he possesses the experience, leadership qualities and local knowledge to achieve VVA's goal of growing a successful DC office," commented Lorenzo Vascotto, Managing Director of VVA. "We are very excited to be able to better service our clients, many of which have or plan on expanding their presence in DC and the surrounding areas."

JOHN BEAN - Senior Associate

VVA announced the hiring of John Bean as a Senior Associate Project Manager in the Washington, DC office. Mr. Bean brings 25 years of professional experience to the firm in managing a wide variety of design and construction projects for both public and private sector clients. Some of his most prestigious clients include the American Immigration Lawyers Association, Science Applications International Corporation (SAIC) and Health Insurance Association of America, as well as law firms, including; Arnold & Porter and Latham & Watkins.

ALLISON DIGGLES - Associate

Allison Diggles has joined the firm as an Associate Project Manager, based out of the Washington D.C. office.

Ms. Diggles has had a successful career in Project Management, working for brokerage firm CB Richard Ellis' Washington DC office in the Project Management group, and for Engineering Services Management firm, Karchem Properties. While at CBRE, she managed commercial interior projects from commencement to close-out, including but not limited to, vendor and other consultant selection, design management, construction administration, procurement of furniture and equipment and relocation management. Ms. Diggles worked on a host of projects for clients such as Thompson & Knight, LifeMinders Inc., and the Pentagon Federal Credit Union.

Jonathan

JONATHAN NINNIS - Associate

"Jonathan's proven track record in architecture, construction and project supervision are a perfect match to VVA's business," said Ray Arnold, VVA Managing Director.

Mr. Ninnis joined VVA after two years at Cushman & Wakefield Inc. where he worked as a Managing Agent for Citigroup. He performed duties that included managing construction of projects, prototype plan development, budget and schedule development, financial tracking and project closeout, managing a variety of projects simultaneously, in New Jersey and Massachusetts.

LUCIA CAMILLO-KENDRICK - Associate

Ms. Camillo-Kendrick joins VVA after a decade with Goldman Sachs where she held a position in the Building Technology Infrastructure group. While at Goldman, Ms. Camillo-Kendrick began in Business Administration and Finance Management, but was quickly promoted to Senior Technology Analyst. Over the course of her tenure with Goldman Sachs, Ms. Camillo-Kendrick worked in a variety of capacities including Project Management of infrastructure cabling projects in New York, Sao Paulo and Curitiba, Brazil, program and financial controls for multiple portfolio projects, as well as technology strategy and financial reporting.

  • VVA'S SELECTED NEW PROJECT ASSIGNMENTS

VVA was awarded numerous projects during 2008. Following are a few of these outstanding project assignments.

A Major Financial Services & Insurance Company, New York, NY - Densification, renovation and restack of 341,000 sq. ft., the project also includes new carpet, paint, ceiling and lights, relocated electric and data, as well as minor HVAC renovation. Existing high wall cubicles are being removed and replaced with smaller, lower height workstations. All work including furniture change over is being completed at night and over weekends while occupants remain in their space. In addition, the project includes renovation of the 15th floor to accommodate a new conference center, training rooms, medical and some general office space. VVA is providing comprehensive project management services, which include design and construction coordination.

A Major Financial Services & Insurance Company, Jersey City, NJ - Complete renovation of 245,000 RSF in Jersey City and relocation of approximately 1000 people from New York City office. The new space will include support services such as mail room, computer room and security room. VVA is providing comprehensive project management services which includes design and construction coordination.

West LB AG, New York, NY - Project management services for the 130,000 sq. ft. project, which will apply for the LEED CI (Commercial Interiors) Certification. VVA is providing a full Scope of Services, including Due diligence, Consultant selection, Cost Estimating, Scheduling, Design management, Value engineering, Contract negotiation, Constructability review, Construction administration, Cost Control and Reporting, Systems & Technology Integration, Move-in and Post occupancy phase.

Kirkland & Ellis, New York, NY - Project management services for a new 30,000 sq. ft. attorney expansion floor (34th Floor) for additional practice space, including highly detailed finishes, attorney offices, support spaces and MEP infrastructure. VVA's Scope of Services include Due diligence, Consultant selection, Budgeting, Scheduling, Design management, Value engineering, Procurement, Contract negotiation, Constructability review, Construction administration, Move-in, and Post-occupancy phase.

NYU Langone Hospital, New York, NY - VVA is providing Project Management services for the "Immediate Needs Project". The project will span several years. This year, work began on the Intensive Care Unit (ICU), which will be completely renovated and will double its current footprint. This project is being built in two phases in order to remain in operation during construction. As part of this scope of work, infrastructure upgrades are needed, which will provide code compliant HVAC, power, and medical gas systems, as well as tie-in to the new generator. VVA's services include but are not limited to: Due diligence, Certificate of Needs submittals, Budgeting, Scheduling, Design management, Value engineering, Contract negotiation, Constructability review, Construction administration, Project reporting, Infection control risk assessments, Impact schedules, Relocation management and, Decanting projects.

Skadden, Arps, Washington, DC - Project Management services for 370,000 sq. ft. VVA will provide a full Scope of Services, which include Due diligence, Consultant selection, Budgeting, Scheduling, Design management, Value engineering, Contract negotiation, Constructability review, Coordination with base building development, Construction administration, Move-in and Post-occupancy phase.

  • VVA'S SELECTED COMPLETED PROJECTS

Following are some of the many impressive projects VVA brought to a close during 2008.

EMI Music Publishing, New York, NY

The project encompassed the relocation of the entire office to Chelsea Market and included a high-end fit-out of 65,000 sq. ft. on the 4th floor. Raised flooring was used throughout the space in order to allow for ease of electrical and cable installation for the predominately open office environment. The new space consists of both interior and exterior offices, conference rooms, board room, music spa, listening room, performance space and lounge/café. The existing terra cotta arch ceiling was left exposed and accentuated by the use of direct lighting and cove lighting. New cooling towers and MEP systems where installed to service EMI independently. Project services included Due diligence, Consultant selection, Cost Estimating, Scheduling, Design management, Value engineering, Contract negotiation, Constructability review, Construction administration, Cost Control and Reporting, Systems & Technology Integration, Move-in and Post occupancy phase. The project was completed in July 2008.

News Corporation, FOX Studios, New York, NY - Project management services for the design and construction of new television studios at 1211 Avenue of the Americas totaling 25,000 sq. ft. The Studios will consist of core and shell expansions to the building at the east façade over the Charles Schwab portion of the building and on the west elevation above the tenth (10th) floor roof set-back. These expansion projects will be designed and implemented by building ownership (landlord) in a build-to-suit arrangement with News Corp. VVA is providing a full Scope of Services for this project.
