VVA has provided project management services for various commercial and residential development and infrastructure upgrade projects ranging from 30,000 to 300,000 RSF. From condominium renovations, to infrastructure upgrades of commercial buildings, to ground-up building developments including complex slurry wall construction, VVA has the experience and skill to manage these diverse projects.
COMMERCIAL
Metlife (Insurance Company)
285,000 sq. ft. Build-to-Suit new building development, including the interior fit-out of offices, videoconference facilities, dining and data center expansions and a new roof garden for company functions. The new space has been completely integrated with the existing building, which was completely occupied during construction. VVA’s Scope of Services include: Lease negotiations, Due diligence, Developer oversite, Negotiations for base building upgrades, Consultant selections, Budgeting, Scheduling, Design management, Value engineering, Contract negotiations, Vendor integration, Constructability review, Construction administration, Move-in and Post-occupancy phase.
NY Law School
225,000 sq. ft.new building development including instructional space, student space, administration and related support spaces, and a law library. Phase II includes the 135,000 sq. ft. renovation of existing buildings. The project entails a complex slurry wall design and coordination due to a basement deeper than the original World Trade Center, coordination with the MTA given proximity to underground subway tracks, and selection of a developer to purchase air rights and property to fund the development. VVA’s Scope of Services include; Due diligence, Lease negotiations, Consultant selection, Cost Estimating, Scheduling, Design management, Value engineering, Contract negotiation, Constructability review, Construction administration, Cost Control and Reporting, Systems/Technology Integration, Move-in and Post occupancy phase.
RESIDENTIAL
Horizon House
300,000 square foot luxury cooperative complex in Fort Lee, NJ. The $5 million renovation of the complex consisted of five buildings and approximately 1,500 apartments. Renovation included facade work for all buildings and the rebuilding of two parking garages. VVA’s scope of services included: Due diligence, Complete planning for capital projects, Lease negotiation, Consultant selection, Budgeting, Scheduling, Design management, Value engineering, Extensive user group coordination, Contract negotiation, Constructability review, Extensive on-site supervision, Construction administration, Move-in and Post-occupancy phase.
The Prime
Project management services for the build-out of a 28,000 sq. ft. high-end, 10-story residential condominium conversion. Full-service project management services including Consultant selection, Cost Estimating,
Scheduling, Design management, Value engineering, Contract negotiation, Constructability review, Construction administration, Cost Control & Reporting, Move-in, and Post occupancy phase.
