PUBLIC & NON-PROFIT

Whether the construction of a library, a partial renovation of a museum, or a built-to-suit facility for a city college, VVA understands
the challenges of working with educational institutions and museums. We value the importance of working within tight budgets and utilize advanced value engineering techniques to lower costs while maintaining project schedules. As skilled communicators we are well versed with a variety of audiences including school and community boards, client representatives and other related parties.


LIBRARIES

VVA recognizes communities depend on today’s libraries not only for education but also for entertainment, technology, and community forums. This translates to the need for more open spaces, meeting/entertainment spaces and up-to-date technology. VVA is also conversant with Wicks Law and other regulatory requirements of libraries.


Babylon Public Library



18,500 sq. ft. library alteration and new construction project in Babylon, New York. The two-phase project consisted of a 9,500 sq. ft. alteration to the existing building and new construction of an approximately 9,000 sq. ft. building. In order to build the additional building a parcel of land had to be purchased from Astoria Federal Savings Bank, adjacent to the library. VVA’s Scope of Services included: Pre-referendum, Design management, Value engineering, Contractor pre-qualification, Bid and award of general contractor, Construction supervision, Change order management and, overall project administration.


Sachem Public Library

50,000 sq. ft. library addition and renovation project in Holbrook, NY. The project consisted of a 20,000 sq. ft. addition coupled with a 30,000 sq. ft. renovation of the library’s existing facility. VVA’s Scope of Services included: Bid analysis and award of Construction Manager contract, Phasing and logistics, Contract negotiation, Construction supervision, Change order management and, overall project administration.


MUSEUMS

VVA understands the critical nature of museum construction and the monetary implications should its doors not be open to the public. In addition, we appreciate the special design and security concerns relevant to most museums.


Long Island Children's Museum




Renovation of an historic hangar at Mitchell Field and transformation into a 40,000 square foot “State-of-the-Art” facility designed to accommodate 250,000 visitors per year. Services included: Constructability Review, Bidding and Negotiations, Value Engineering, Construction Administration, Move Coordination, Exhibit Coordination, Exhibit Contracts, Commissioning, and Project Close-out.


The Metropolitan Museum of Art

100,000 square foot construction and renovation project. The construction component included a new staff cafeteria, kitchens, and staff amenities. Abatement and renovation was done on several Exhibit halls, the North Loading Dock and on MEP services with service galleries. VVA’s scope of services included; Bid analysis and award of Construction Manager contract, Phasing and logistics, Contract negotiation, Construction supervision, Change order management and overall project administration.


SCHOOLS

VVA has developed extensive experience working within the parameters of educational institutions. We understand how to adjust project schedules to allow time for obtaining bond approvals, as well as the principal concerns of many educational institutions, including maximizing classroom and library space and working with a schedule based around the school year.


CUNY



90,000 sq. ft. project in New York City, consisting of the renovation of the CCNY and CUNY Worker Education Center. Phase one of the two-phase project consisted of the build-out of computer labs, media, entertainment and film center, theater, classrooms, and administrative offices. Phase two involved the build-out of classrooms, and labs. The project included all new infrastructure; HVAC, electric and plumbing, and finishes commensurate with other CUNY buildings. VVA’s scope of services included: Due diligence, Lease negotiations, Consultant selection, Cost estimating, Scheduling, Design management, Value engineering, Contract negotiation, Constructability review, Construction administration, Cost Control and Reporting, Systems/Technology Integration, Move-in, and Post-occupancy Phase.


New York Law School



225,000 sq. ft.new building development including instructional space, student space, administration and related support spaces, and a law library. Phase II includes the 135,000 sq. ft. renovation of existing buildings. The project entails a complex slurry wall design and coordination due to a basement deeper than the original World Trade Center, coordination with the MTA given proximity to underground subway tracks, and selection of a developer to purchase air rights and property to fund the development. VVA’s Scope of Services include; Due diligence, Lease negotiations, Consultant selection, Cost Estimating, Scheduling, Design management, Value engineering, Contract negotiation, Constructability review, Construction administration, Cost Control and Reporting, Systems/Technology Integration, Move-in and Post occupancy phase.


NON-PROFIT & GOVERNMENT

VVA understands the challenges and rewards of working with government agencies and non-profit organizations. We are committed to lowering costs for our clients in the public sector while utilizing their financial and human resources in ways which will create the greatest value for them during an expansion, consolidation or upgrade to their facilities. We are skilled communicators with a variety of audiences including regulatory agencies, community forums, public officials, and client representatives.

VVA recognizes communities depend on the resources and support services available because of the existence of many non-profit organizations. We are able to provide value-engineering services to keep costs down, as budgets are often critical. We are able to provide value to not-for-profit clients because we understand the critical issues affecting their operations and the success of their projects.

VVA has developed extensive experience working within the parameters of government institutions. We understand how to adjust project schedules to allow time for obtaining approvals from regulatory agencies and, have several Project Managers who are LEED Certified and several who have experience building to LEED standards.


AHRC

80,000 sq. ft. build-out of new headquarters at 83 Maiden Lane in Manhattan, which is a building purchased by the agency to support their services. Planned completion of this project is during the summer of ’06. VVA’s scope of services include: Due Diligence, Consultant selection, Cost Estimating, Scheduling, Design management, Contract negotiations, Constructability review, Value engineering, Construction administration, Cost Control and Reporting, Systems/Technology Integration and Move-in.


New York Pension Fund



60,000 square foot project for the City of New York that consisted of a data center and employee training area with audiovisual and security systems integrated into a combination of new and existing space. VVA’s scope of services included: Lease negotiations, Cost Estimating, Scheduling, Design management, Contract negotiations, Constructability review, Value engineering, Construction administration and Project closeout.
